Seabrook Island’s Architectural Review Committee (ARC) Policies and Procedures restrict structural elements in new construction on Seabrook Island to no more than 25% of any lot over 17,500 sq. ft. This includes overhangs, decks, steps, pools, etc. Driveways, walkways, and other hardscapes are limited to 10% of the lot’s square footage.
Additionally, Seabrook Island Green Space Conservancy’s (SIGSC) mission is to preserve and enhance the natural environment on Seabrook Island through the acquisition of land and land easements, through education on environmental topics, and through advocacy of conservation issues.
Protection of green space on Seabrook Island not only enhances the island’s beauty; it is also extremely instrumental in managing flooding, among other benefits. Even with these stringent requirements from ARC and the efforts of organizations like SIGSC, Seabrook Island lost 13% of its tree cover since 1992. This percentage was only exceeded by Mount Pleasant and equivalent to Isle of Palms.
