

The Phase 2 ideas of the Kuo Diedrich Chi (KDC) plan are more complex and still require much review and revision. This phase consists of longer-term concepts (5-15 years) that are intended to be visionary potential options with the understanding that they will be revisited and further evaluated in the future. The ideas center on the Gardens, Nature Gateway, the Racquet Complex, the Equestrian Center, and the North Campus.
THE GARDENS – KDC sees this area as one that has the most potential for change and improved utilization.
- Community Garden changes would include additional plots, a more useful layout, and additional parking.
- New “The Garden House” for SIPOA and SIC back-office personnel.
- Potential for limited workforce housing.
- Consolidation of Storage and Support Facilities.
- New offices and lab space for the Seabrook Island Utility Commission.
NATURE GATEWAY – This is the existing Oyster Catcher area. The KDC ideas include a couple of options for better use of the space (and as with all of the ideas, the community will have an opportunity to provide input on these different opinions).
- Improved Beach Access and Parking.
- Option 1 – New building, including the amenities currently provided in the existing space, with the existing pool.
- Option 2 – Change the area into a Nature Park with no buildings and no pool.
RACQUET COMPLEX – KDC commented on how effective the recent renovations were and only provided a few small changes to this area to make it more accessible and more appealing.
- Convert the current retail area into a retail and Lounge space.
- Extend the veranda-covered seating area.
EQUESTRIAN CENTER – KDC loved this area and offered one addition to encourage additional usage.
- Add an “Equestrian Discovery Room” to showcase the facility and the horses.
NORTH CAMPUS – The ideas presented here are larger in scope and incorporate suggestions for better usage of this area to promote the cross-island culture and include all three entities.
- New “Seabrook Landing” Village and Green.
- New “Marshview” Restaurant utilizing the existing SIC office location.
- Modifications/consolidations of the SIPOA, SIC, and TOSI offices and Real Estate Center to house the front office personnel for the three entities.
- Enhanced event space for the community.
As stated in earlier posts, all of the ideas/concepts are a work in progress, and KDC is revising their thoughts based upon input.
