
By law, Charleston County reassesses its approximately 190,000 parcels every five years. This year, 2025, is the next scheduled reassessment, and the reassessment notices were mailed on August 20, 2025.
About 40% of Charleston County’s general revenue is funded through property taxes, which are based on the appraised value of real property. The Charleston County Assessor’s Office employs 28 licensed and certified appraisers, and each appraiser is assigned to a specific geographic area of the county or specific property type. This approach ensures that the appraiser is an expert in that area and submarket, thus guaranteeing consistency.
Interestingly, if a property’s market value increases more than 15% in between reassessments, then South Carolina law limits the increase in the taxable value to a maximum of 15% over the prior value. This limitation is called the “Total Taxable (Capped) Value or Assessment”, which you will see on your assessment notice. The cap was created to protect property owners from sudden spikes in taxable value (and thus their tax bills) due to rapid increases in market values.
