I hope everyone has had a good start to the year! Following is the operational report of our activities for the month of January.
Security:
G4S has filled two vacancies at the Gate House and has added one extra officer as we requested for this year.
Lake House:
Class attendance and use of the Lake House continues to be steady. Watch for new class offerings and challenges as the year progresses.
We have ordered a replacement boiler for the fitness pool. We anticipate installation around the third week in February. The water temperature is holding around 80 degrees.
The new phone, internet and TV systems were installed in the Lake House this month. Those people that use our guest wifi should be noticing that speeds are now much faster than before.
ARC Activity:
2015 new construction activity was up slightly, and repair activity was approximately 24% higher than 2014
New Homes:
Applications Pending = 12

Operations & Maintenance:
New road signs will be installed beginning this month. The installation is expected to take 4-5 weeks. Our mailbox painting program will begin on January 25th. Painters will be removing the number plaques from the posts and bringing them to the maintenance facility for painting. The posts will be painted in place and the numbers reattached shortly afterward.
The tidal check valve near the corner of Baywood and SI Rd is being replaced this month. This will help eliminate flooding at this intersection during high tide events. Repairs to the Crab Dock bulkhead are underway and should be completed this month.
We will also be removing broken lattice structures from around utility boxes as needed. The lattice at many of the locations will be replaced with landscaping in the future. Some areas require installation of irrigation before we can plant however, so funding of approximately $5,000 – $6,000 for each location will be requested in next year’s budget.
Dumping of trash at our maintenance/recycling facility continues to be a problem, and our staff spends hours each Monday morning cleaning up the site. Many of the items dumped are large – furniture, appliances, building debris and similar items. To help control this issue, we contacted Priority One, our waste contractor, about the cost of additional brown and white pickups. In response, Priority One proposed that we extend our contract for 3 years with no cost increase, and they will include monthly brown and white pickups at no charge. We also plan to prepare educational pieces to emphasize that the maintenance facility is for household trash only – not contractor waste or bulk items – and additional cameras will be installed on site for enforcement purposes.
Administration:
It’s Annual Meeting prep time. Many owners have already submitted their proxy ballots, and the election committee members will begin tallying the paper proxies shortly. We need 1,278 votes to reach a quorum for the meeting, and we urge everyone to return their proxy forms asap.
